Bloomington Homes for All is a community organization engaging with the reality of Bloomington’s housing crisis on concrete terms. BH4A advocates for tenants because we think everyone deserves access to housing no matter how big their paycheck is.
Save Seminary Pointe
Seminary Pointe is a mixed-use residential and commercial hub, including four successful local businesses and 29 super-affordable apartment units with current rental rates between $400–$700/month. Non-renewal notices were issued to residential and commercial tenants in February 2026, with most tenants needing to vacate their homes and businesses by July 7, 2026.
Now, due to the threat of building demolition, tenants are being displaced, including an elderly tenant of 20 years and a young family soon welcoming a new baby. Every meaningful action should be taken by all stakeholders involved to preserve and fortify this essential, super-affordable housing!
The Situation
Monroe County Council transferred ownership of Seminary Pointe to CIB for its use in the convention center expansion in April 2026.
CIB wants to build a host hotel for the convention center on College Square, which is generally recognized by project stakeholders to be the ideal location for a host hotel, and has expressed interest in swapping Seminary Pointe for College Square.
RDC owns College Square and has published a request for proposals (RFP) for development of the land, referencing the potential for a host hotel.
CIB has simultaneously published a RFP for the Seminary Pointe block and initiated an appraisal and environmental study of the property, which should be available to the public by June 8, 2026.
The Solution
Step #1: The CIB submits a proposal to the RDC to receive College Square for a nominal fee, contingent on the CIB selling Seminary Pointe to a mission-based entity with a mandate to preserve affordable housing
Step #2: The RDC accepts this proposal, and the CIB sells the land at nominal cost to Avalon
Step #3: A multi-stakeholder cooperative is established at Seminary Pointe, giving residents, the land trust, and community partners shared governance over the site, preserving essential, super-affordable housing
Step #4: The host hotel is developed in an ideal location, immediately adjacent to the Convention Center
Our Vision
We envision Seminary Pointe becoming a thriving micro-neighborhood with ~40 units of affordable housing, 6 small businesses, 3 non-profit and cultural spaces, and a revitalized outdoor space welcoming ~1,000 community co-op owners and neighbors by year five of ownership.
Residents would live above local businesses and community art spaces, enjoying walkable access to grocery stores and downtown Bloomington along the B-Line Trail. Local businesses and special events will draw in visitors anchored at the Convention Center down the street, demonstrating the block’s capacity to support tourism and represent the best of downtown Bloomington.
Protecting occupied essential housing, supporting local business, and strengthening our sense of community can happen in tandem with projects like Save Seminary Pointe!
